Stayed at Koko Hotel Tsukiji Ginza for 5 nights while visiting Tokyo.
This hotel has many positive attributes: walking distance to two transit lines, it's quiet and a safe area with parks, good restaurants, close to the market and the breakfast staff are friendly. The breakfast buffet is hot, has a great selection and is quickly replenished. Everything is clean and orderly. The bathroom was clean and well laid out with a shower. The WIFI was strong and we were able to stream as there are no English TV channels. Our requests for a higher floor and far from the elevator was fulfilled. So many positives!
Unfortunately the negative attributes surpassed the positives. 3 out of 4 of our family members developed a topical dermatitis from the bed lines and towels. Leaving our skin with a rash that was itchy, swollen and uncomfortable, so much so that we had to visit the pharmacy. The twin beds were extremely hard like a wooden rack. We awoke with back aches and pains. The one usable pillow hard, the other decorative. The towels thin and like cheesecloth.
We purchased the Moderate Twin rooms from Expedia for CAN$250/night, including breakfast. I believe an extra $50/night would have upgraded us to better beds and linens in another hotel.
Would I recommend this hotel...unfortunately not. We also stayed near Shinjuku, it was more central and convenient for travel.
Tucked away on the quieter end of Ginza’s main thoroughfare, Hotel Koko Tsukiji Ginza is a convenient walk to the main Ginza subway station as well as very close to the bus line serving the main Ginza thoroughfare. The hotel allowed us to still be in Ginza (shopping! Dining!), while avoiding the noise and business of staying at an accommodation in the heart of Ginza.
Our stay was comfortable, with two rooms for our group (one room with three adults, and one room with two adults and three kids). The bathroom and shower were, per Japanese hotel standards, excellent. The mini fridge was helpful for storing milk (we had an 18-month old in tow), and the room was large enough to accommodate four beds.
The biggest benefit to staying at Hotel Koko, however, was the fact that Tsukuji Outer Market was almost across from the hotel, and that it was easily accessible to Tokyo transit. This allowed us to have breakfast at the Outer Market (especially Fri-Sun, when the market was just bustling with visitors), which helped make our first family visit to Tokyo so memorable.
We would definitely stay here again.

Great modern hotel with a nice location in the Ginza area. Everything around is walkable and there is easy metro access. Fast and uncomplicated check-in process. My request for a room on a high floor with a nice city view was accommodated upon arrival. Big, ideally clean, updated Family Room (#1018) with a large bathroom. The shower area had a shower and a deep bathtub, which was separated from the rest of bathroom by a door. Good bathroom amenities. The toilet section was completely separate from the bathroom, there was a nice modern Japanese toilet with many functions. Super fast Wi-Fi. Great and reasonable room rate (I paid $500 for 4 nights). Fast and productive communication with the hotel team through the booking.com Messages Chat.

Small and not very comfortable beds in my room. No opportunity to open a window for fresh air. No toilet brush.
